Pop's Camp, near San Felipe on the coveted Sea of Cortez (east) side of Hwy 5, is one of the venerable north beach campos. A spectacular elevated sea frontage with great mountain views makes it a prized parcel. At approximately 25 acres with beach front to the east and commercial frontage along the highway to the west, this is an ideal parcel of land for development or even as a residential beachfront retreat with a private buffer from the encroaching progress.

San Felipe, Baja is now a thriving real estate destination for developers. Many large projects are currently underway, including a 250 room hotel, several condominium complexes, and a number of gated communities with resort-level ammenities for both recreation and security. Over the last few years there has been a rush for waterfront property. Little remains available.

A number of new developments and resorts are in progress in the north San Felipe area. Neighboring Vista del Mar, a gated beachfront community, has finished installing its infrastructure and has begun building homes. Playa Caracol is another residential development a short distance to the north. Playa de Oro, a gated, well-established community, is just a mile up the highway. Campo San Raphael, a new 64 acre Master-Planned community less than a mile north of Playa de Oro, has 330 residential lots. El Dorado Ranch, with over 1400 homes, and La Ventana del Mar, a high-end gated community on the opposite side of the highway, are just a few miles beyond that. Both are long-standing developments and La Venta del Mar, which boasts an 18 hole championship golf course, 760 residential lots, 300 condos and has a 240 room hotel and spa under construction, has already sold all of its golf course lots. Oasis del Mar, another luxury gated condominium development, is also welcoming enquiries.

Electic lots in El Dorado's desert-side development now sell for around $50,000. They are over a mile from the sea. Playa de Oro's development, on the Cortez side of the highway, began selling electric lots for $20,000. Their last beach lot, just outside the federal zone from the sea, sold for over $400,000.
